Possibilities can range from the 20 s to the 50 s and higher when it comes to counting the years a home could last. With regular maintenance however a cedar shake roof can last around 40 years. While many types of roofs last longer than 15 years some can hold up well for 50 years or longer barring a serious storm or a large fallen tree. Rather than a foundation which can shift and crack over time the manufactured home is on a metal chassis that should last forever.
